21212 is an exclusive fine dining Michelin Star restaurant with rooms located in the heart of Edinburgh.

We are situated in a Grade A Listed Georgian Townhouse the building has recently undergone a multi million pound transformation. The four beautifully appointed large bedrooms with dedicated lounge areas are split over the two upper levels of the house offering commanding views over the gardens and the historically significant Calton Hill to the rear and stunning views of the city of Edinburgh to the front. On a clear day bedrooms one and 21 also offer views to the Firth of Forth and beyond. Each bedroom s decor is different in theme and style and facilities include ensuite bathrooms with either a free-standing bath and/or shower. Guests also have their own flat screen plasma television and extensive storage spaces. Please note the restaurant is closed Sunday and Monday. As we are a Grade A listed property unfortunately we do not have an elevator. As our bedrooms are located on the 2nd and 3rd floors guests should be comfortable with stairs.

From the Train Station: From Waverley Station turn right onto Princes Street head North East towards Leith and past St James Centre. Continue walking along Leith Street past the Omni Centre and Playhouse Theatre. Turn right onto Blenheim Terrace which leads onto Royal Terrace.
